Are you an experienced Lettings Property Manager looking for your next challenge? A leading estate agency in Southport is seeking a proactive and knowledgeable individual to join their dynamic team. This is an exciting opportunity to manage a residential portfolio of 150–250 properties across the North West.
With a strong base salary, performance-based bonuses, and clear career progression, this role offers excellent earning potential within a supportive and forward-thinking environment.
Key Responsibilities
- Manage a portfolio of 150–250 residential properties, ensuring maintenance, compliance, and tenant satisfaction.
- Oversee inspections, repairs, compliance checks (gas safety, EICRs, EPCs, landlord licensing), and tenancy lifecycles.
- Handle escalated issues including disputes and complex maintenance matters.
- Manage tenancies from start to finish: move-ins, renewals, checkouts, and deposit returns.
- Ensure timely rent collection and oversee arrears management.
- Build and maintain relationships with landlords, tenants, and contractors.
- Conduct property valuations and promote additional services where appropriate.
- Maintain accurate, compliant records and stay up-to-date with legislation (e.g., TDP, GDPR, landlord licensing).
- Offer financial advice to landlords, including statements and expenditure updates.
- Contribute to business growth by retaining clients and attracting new landlords.
- Resolve complex issues with professionalism and efficiency.
- Deliver top-tier customer service at all times.
What You’ll Need
- Previous experience in lettings and property management (essential).
- Strong organisational and time management skills.
- Excellent communication and interpersonal abilities.
- Proficiency in property management software and Microsoft Office.
- Full UK driving licence.
- Sound knowledge of current lettings legislation and compliance requirements.
